What we do in Seminole

The 2024 storms hit Seminole hard — local reporting after Helene and Milton put the damage at hundreds of single-family homes. A lot of our Seminole work is putting those rooms back together in the right order: wet drywall and flooring out, then new floors, doors, trim, and paint in. The rest is the usual for a city whose homes mostly date from the late 1970s: original flooring, tired paint, and dated kitchens and baths. We are veteran-owned and SBA-certified SDVOSB. Small repairs go through our handyman services. We do not take plumbing-only jobs, ceiling fan installs, or furniture assembly.

Storm repair: the 50% review

Inside city limits, Seminole reviews repair and improvement work on buildings in the flood hazard area against the structure’s market value. Work costing 50% or more of that value is treated as a substantial improvement, and the home then has to meet current flood rules. The city’s review form asks for the FIRM panel, flood zone, and base flood elevation. Unincorporated Pinellas addresses use a 49% trigger instead. Phasing a job to stay under the line is not allowed, so we scope the whole repair honestly and ask what has already been done since 2024.

Condos and manufactured homes

More than a third of Seminole’s housing sits in buildings of five or more units, and about one home in eight is a manufactured home. Condo work usually needs association approval, insurance certificates, and rules on hours, elevators, and sound underlayment under hard flooring. Manufactured homes need the floor deck checked before new flooring and doors measured before ordering. Tell us the property type up front so the estimate fits it.

How scoping works

  • Tell us the property type: house, condo, or manufactured home.
  • Note any storm repairs or permits since 2024.
  • List the rooms in scope and anything that must stay usable.
  • Send the Seminole address — we confirm whether it is inside city limits.

Start with the outcome: tell us what the home needs to be when the work is done — dry, livable, sellable, or simply updated.

Building in Seminole: what changes here

Who issues the permit. Inside the city, permits, plan review, and inspections run through the City of Seminole Building Division on 113th Street, which uses an online portal that requires contractor registration before the first application. A Seminole mailing address does not always mean the property is in the city; unincorporated parcels go to Pinellas County Building and Development Review Services in Clearwater. We confirm jurisdiction by address.

The storms left a long tail. After Helene and Milton, local reporting described the damage as the worst in Seminole’s history, with roughly $25 million in losses and neighborhoods like Grove Terrace flooded. For those homes, every later project should be scoped with the city’s substantial improvement review in mind.

Older homes, a lot of condos. In recent Census estimates, the median Seminole home was built in 1979. About 46% of homes are single-family, 37% sit in buildings of five or more units, and 13% are manufactured homes. Roughly three in four homes are owner-occupied.

That points to restoration repair and rebuild, flooring installation, and painting. Seminole is part of our staffed Tampa Bay service area. Send the property address so we can confirm scheduling.

Permitting, flood and housing details above are drawn from the issuing authority, FEMA’s National Flood Hazard Layer and Census American Community Survey estimates. Requirements are set per parcel by the authority having jurisdiction — confirm your address with them before relying on any of it.
