Finished living room refresh

From the first visible problem to the finished result

A room update can involve floors, walls, openings, trim, and access all at once. iFIXED looks at the whole starting condition so the estimate conversation is about the work required, not only the material that caught your eye.

Flooring and finishesInstallation, painting, cabinets, transitions, and detail work.
Doors and trimInterior doors, entry work, casing, baseboards, and carpentry.
Decks and outdoorStairs, railings, repairs, and improvements built around use.
RenovationsKitchen, bathroom, room, and connected improvement scopes.

Define what stays in a kitchen or bathroom update

Start with a simple list of items to keep, replace, or discuss. Cabinet layout, flooring, wall repairs, and paint affect one another. Include appliance locations, approximate room dimensions, and any fixtures you intend to keep so the first conversation addresses the whole room.

Use the home, kitchen, and bathroom remodeling guide to outline the work. The cabinet installation page explains layout and fitting details, while flooring installation and repair covers the surfaces beneath and around the finished room.

Explain how the project fits daily life

  • Identify the rooms you need to keep accessible.
  • Send product links or measurements you already have.
  • Note whether the work should happen together or in separate phases.

Our cabinet installation record shows a completed installation. The bathroom preparation record shows demolition and preparation; it does not show a finished bathroom.

What to send first: send the city, photos of the whole space, and the outcome you want.

Building in Dunnellon: what changes here

Who issues the permit. Dunnellon is an incorporated city with its own Community Development Department on River Drive, applications handled online. Surrounding areas such as Rainbow Springs and Rainbow Lakes Estates are unincorporated and permit through Marion County Building Safety instead.

Two rivers meet here, and the floodplain follows them. The Rainbow River runs from Rainbow Springs through Dunnellon and joins the Withlacoochee. FEMA mapping along both corridors includes Zone AE with regulatory floodway, plus wide 0.2%-annual-chance areas. This is riverine flooding, not surge — but a floodway designation is the most restrictive thing on a flood map, and it materially limits what can be built or expanded.

The city expects the question. Dunnellon’s own permit packet includes a FEMA substantial improvement and damage form for work inside a flood zone. If your project is near either river, that form is part of the job, and the improvement threshold should be established before the scope is finalised rather than after.

An older river town. The 1980s are the single largest building decade, but there is a real pre-war remnant and a high manufactured-housing share. Work skews toward flooring and finishes, handyman repairs and punch lists, and renovations on homes that have already been modified once or twice.

iFIXED crews work Dunnellon from our base in Citrus Springs. Send the property address with your request so we can confirm scheduling for your location.

Permitting, flood and wind details above are drawn from the issuing authority, FEMA’s National Flood Hazard Layer and Census American Community Survey 5-year estimates. Requirements are set per parcel by the authority having jurisdiction — confirm your address with them before relying on any of it.
