Finish work for everyday living
The Villages projects deserve clean work and clear answers.
iFIXED helps with the changes that make a home easier to live in and easier to be proud of: floors, doors, trim, paint, outdoor space, and connected updates.

Practical improvements, not a sales routine
For a home update, the details are often the point. A floor should meet the door cleanly. A new trim line should respect the room around it. A renovation should leave the space usable and understandable. iFIXED starts with the project as it exists, then talks through the work that will make the biggest difference.
Where customers often start
Bring the real question: “Can this be made more comfortable, more useful, or easier to maintain?” That is often a better place to start than a product name.

Building in The Villages: what changes here
The Villages is not a city, and that is the single most useful thing to know. It is a census-designated place spanning several counties and a cluster of community development districts. The district government states it plainly: permits are issued by the appropriate city or county building department, and it lists five that serve the community — Sumter County, Marion County, Lake County, the Town of Lady Lake and the City of Leesburg. For the Sumter County bulk of The Villages, that means Sumter County Building Services.
There is a second approval most contractors forget. Any exterior modification also needs Architectural Review Committee approval from the districts, separate from and in addition to the building permit. A deck, a door change, an exterior colour — ARC first. Budgeting a schedule without that step is how exterior projects in The Villages slip.
Wind design is published here. Unusually for our service area, Sumter County publishes a design wind speed of 135 mph. Most jurisdictions set their wind lines by local ordinance and will not confirm a figure without the address, so it is worth having a number that is actually on the record.
Newer housing, narrower work. Over 95% of homes here were built since 1990 and almost all are single-family detached. Structures are not failing; owners are updating finishes and adapting homes as they age in place. That means flooring and finishes, painting, cabinets and doors and trim far more often than structural work.
iFIXED crews work The Villages from our base in Citrus Springs. Send the property address with your request so we can confirm scheduling for your location.
Permitting, flood and wind details above are drawn from the issuing authority, FEMA’s National Flood Hazard Layer and Census American Community Survey 5-year estimates. Requirements are set per parcel by the authority having jurisdiction — confirm your address with them before relying on any of it.
