What we do in Black Diamond Ranch
Black Diamond Ranch opened its gates in 1987, and many of its homes are now on their second or third round of updates. The work here is finish-driven: kitchen and bath remodels, whole-house flooring, interior repaints, and doors and trim done carefully enough to sit next to good original work. We are veteran-owned and SBA-certified SDVOSB. Small repairs go through our handyman services. We do not take plumbing-only jobs, ceiling fan installs, or furniture assembly.
Gates and association approvals
Black Diamond Ranch is a private, gated community. Before the first visit we arrange gate access, and before any exterior change — paint color, entry doors, or anything visible from the street — we work through your association’s review process. Send the community contact or rules if you have them and we will build the approval into the schedule.
Single-story living, planned for the long run
The community skews older: in the 2020 Census, more than half of residents in the Black Diamond area were 65 or over. Many owners want updates that make the home easier to live in for years — low transitions between floors, baths with room to move and solid backing for grab bars, and lighting and paint that make spaces easier to read.
How scoping works
- Tell us the rooms in scope and anything that must stay usable.
- Note whether the work changes anything on the exterior.
- Share gate and association contact details, if you have them.
- Send the address so we can confirm scheduling.
Start with the outcome: tell us how you want the home to look and work when the job is done — then we work backward to scope.

Building in Black Diamond Ranch: what changes here
Who issues the permit. Black Diamond is unincorporated, so residential permits come from the Citrus County Building Division in Lecanto. Association review is separate from the county permit and comes first for exterior work.
A planned community with history. The land was assembled into a 1,320-acre property in 1984 and the club opened in 1987, built around Tom Fazio courses including the Quarry, carved through an old limestone quarry. The Census area borders Lecanto to the south, with County Road 491 along its eastern edge.
Small, settled, and older. The 2020 Census counted about 1,255 residents and 652 homes in the Black Diamond area, with a median age near 67. That shapes the work: fewer gut jobs, more careful updates that keep a good home comfortable for the long run.
